CAMBRIDGE house prices have risen by nearly one per cent in the last two months, continuing their upward trend.
The latest Pricewatch figures show overall property prices increased by 0.95 per cent in March and April, compared to a 0.28 per cent increase in January and February.
Small terraced homes have increased by 1.13 per cent in March and April, large terraced houses rose by 0.81 per cent, semi-detached homes by 0.81 per cent and detached properties increased by 1.05 per cent.
Caroline Togher, head of marketing at Cambridge Building Society, said:
"House prices in Cambridge continue to edge upwards, but the demand to buy hasn't faltered. Over the last couple of months, our mortgage advisers have seen a steady demand for mortgages from local home movers and newcomers to the area."
The year-on-year figures from April 2003 to April 2004 show an overall increase of 4.35 per cent. This, compared to figures from the previous year - April 2002 to April 2003 - shows an increase of 14.31 per cent.
In detail, year-on-year, small terraced properties increased by 4.3 per cent, large terraced properties by 4.81 per cent, semi-detached homes rose by 4.73 per cent and detached houses by 3.64 per cent.
The total number of representative properties surveyed was 96.
The survey covers a sample of Cambridge homes which are advertised in the Property News during the two months concerned.
